What benefits are there for tenants?

The LAS aims to provide the following benefits for tenants:

  • Identification of good quality accommodation.
  • Assurance that an agreed code of management standards is in place and will be followed.
  • Confidence that the Accredited Landlord is professional and reputable.
  • Confidence that the Accredited Landlord has a commitment to the health, safety and welfare of his/her tenants.
  • Confidence that the Accredited Landlord will have a property that is safe and in good repair, and meets all legal requirements.
  • Improved communication with the Landlord.
  • Clear and concise Tenancy Agreements that inform the tenant(s) of his/her responsibilities.
  • Deposits/payments will be clearly recorded to ensure no subsequent discrepancies.
  • All gas and electrical appliances, supply and installations have been certified as safe by an approved contractor, in accordance with current regulations.
  • The Accredited Landlord has a commitment to deal responsively with complaints about tenant behaviour.  This means that anti social behaviour will not be tolerated and the landlord will discuss any complaints with you.  This will be covered in the Tenancy Agreement.
  • Any furniture supplied by the Accredited Landlord meets fire safety regulations.
  • All repairs are completed quickly and efficiently within specified timescales.
  • Details of the landlords or managing agents name, address and telephone number including the appropriate method of contacting them.
  • The knowledge that landlords are required not to discriminate against individual tenants on any grounds.
  • Quiet enjoyment of the property without undue interruption by the Landlord.  The Landlord calling by appointment for the purpose of inspection/repair.

How can a tenant check whether a Landlord is Accredited?

A public register of Accredited Landlords will be available at Darlington Borough Council’s Contact Centre, and also on the Council website
