Extra Care Sheltered Housing Schemes aim to give the older person the means and opportunity to live an active and stimulating life in their own home - whatever their individual requirements in care terms might be.
Lifeline
- The Council offer a 24 hour, 7 day a week call service 365 days per year.
- Each apartment has a call system installed, which is linked, directly to the Scheme Manager's office or to Darlington's control centre when the Scheme Manager is off duty.
- Should you require help either the Manager or the Emergency Response Officers will attend.
Front of House
- Your Scheme Managers will contact you daily Monday to Friday (excluding Bank Holidays) visit you in your home, ensure you are familiar with the building, the communal facilities, services available and how to use them for those who choose to take part, helping you to maintain an active and independent life
- Ensure the property is well maintained and that you know how to make the best use of the equipment provided such as heating, intercom and door entry systems
- With your permission liaise with family networks, statutory, voluntary and private agencies to ensure that your needs are met
- Report and monitor repairs and maintenance work
- Treat you with courtesy, honesty, equality and fairness. Listen and respect your confidentiality
- Co-ordinate and give advice, though not directly provide services, such as shopping, cleaning, cooking, personal and nursing care
- Be easily identifiable by wearing a uniform
What does the Management Officer do?
- A Management Officer deals with the letting and management of council properties This covers such matters as repair and maintenance, adaptation, improvements and rent.
- Working in close liaison and partnership with residents, members and other sections and departments of the Council together with voluntary groups and other organisations.
24 Hour Help at Hand
- The care team are based on site 24 hours daily and are supported by the Lifeline Response officers to ensure help is at hand whenever needed.
What Does Rosemary Court Have to Offer?
- Rosemary Court has been extensively refurbished to a very high standard in 2007. there are 28 self contained unfurnished apartments with bedroom,lounge, with level access bathing area and lobby. All are fitted with the latest Lifeline technology.
- Thirteen one bedroom and one two Bedroom apartments, these are specifically for people with dementia or memory problems
- Eight two bedroom self-contained bedroom retirement bungalows (owned by Hanover Housing Association) and available for sale on a shared ownership bases.

Rosemary Court is different from ordinary sheltered housing schemes in that it has additional facilities.
This scheme will provide a suitable environment for those of you who wish to remain independent for as long as possible but may need help and support on a regular basis to make this possible.
Applicants' needs - housing, care and health - will be fully discussed with you.
If this facility seems right for you, you can apply to be put forward for a vacancy through both Hanover Housing Association and Darlington Borough Council.
As a resident, you will be encouraged to do what you can for yourself and be supported or assisted where you need it. At the scheme, you will be able to choose to keep to the privacy of your own apartment, or join with others in making use of the communal facilities.
This is not residential care. We try to enable your to remain in your apartment for the rest of your life and tailor the care you receive.
Occasionally it is not always possible to meet an individual's increasing needs and a move may be necessary.

A hot two course lunch will be provided on a daily basis for all residents and served in the dining hall. The menu will be wide and varied and will change on a four weekly basis.

Family and friends visiting may also make use of this. Please note that all new tenants to the schemes are eligible for the costs of the meals. Lunch and dessert is available for only £4.08 for residents and £4.93 for visitors to the scheme. Twenty-four hours notice needs to be given to invite family and friends.

How Much Does It Cost?
Please ask as rents may vary depending on type of apartment. You may qualify for housing benefit and supporting people grant. You will be advised of this on application.
Heating and Water
The cost of heating and water rates are included in the rent for Rosemary Court only.
How to Apply
Rosemary Court is suitable for those who are 50+ years old (exceptional circumstances may be considered)
- People who are physically or mentally frail and are eligible for Adult Social Services help, for example:
- They have a chronic condition which is likely to get worse over time
- or their current home is no longer suitable to meet your needs or your partner needs fills the above criteria
