Routine Maintenance
Routine Maintenance or Cyclical Maintenance as it is also known, is an essential part of the ongoing care and upkeep of any building. An example of this would be external decoration of property owned by Housing Services and for which it has responsibility under either Landlord and Tenant law or by definition in a lease.
A representative of the Maintenance Department will visit your home to assess any repairs that need to be done to areas that will be painted. They will write a specification to which the contractor must adhere. The officer in charge of the contract will visit the site on regular occasions during the work to make sure it is being done correctly. If you have a complaint about the work, you may ask them to visit you to discuss your concerns.
Leaseholders
If you have purchased your home, and the legal agreement states you will be charged the cost of Darlington Borough Council undertaking certain work, you will be consulted in writing, and given the opportunity to comment before any contractor is engaged. The cost of such work will be apportioned and recharged to you. The exceptions to this rule are work for emergencies and small works estimated to cost each leaseholder less then £250.

Cyclical Interior Renovation
