Dormer Windows

Conditions

Permission will be required for a dormer window in a residential property if at least one of the following circumstances apply:

  • The property is a flat.
      
  • The property is a Listed Building.
      
  • The property is in a Conservation Area.
     
  • The window is on a roof slope that faces onto a highway.
      
  • The cubic capacity of the conversion exceeds 50 cubic metres for a detached or semi-detached house or 40 metres for a terraced house.
     
  • Part of the dormer window is higher than the highest part of the roof.
     
  • If the dwelling has been previously extended, the cubic content of the window added to the cubic content of the extension must not exceed 50 cubic metres or 10% of the original dwelling, whichever is greater.  This applies to a terraced house.  For a detached or semi-detached house, the limit is 70 cubic metres or 15% of the original dwelling.
      
  • There is a specific planning condition attached to a previous planning consent that restricts permitted development rights.
