Conditions
A small porch, although normally classed as a house extension, is often exempt from planning permission. To be classed as a porch it would need to be attached to an existing doorway.
You will need to apply for permission if at least one of the following circumstances apply:
- The ground area (measured externally) is more than 3 square metres.
- It is higher than 3 metres above ground level.
- It is less than 2 metres away from the boundary with a highway. Highways includes all public roads, footpaths and bridleways.
- It is attached to another extension.
- The property (or part of the property) is a Listed Building.
- There is a planning condition attached to a previous permission that restricts permitted development rights.
