Leaseholders

What is a leaseholder?

As a leaseholder you have bought the right to live in your property for a fixed number of years (your lease will state the term). The lease is a legally binding document that contains your rights and obligations as a leaseholder. It also contains our rights and obligations as the owner of the freehold. You will pay a share of freeholders' costs. We call this a service charge, which helps maintain the services to the block and building. Your service charge will be calculated and charged annually.

We hold bi-annual meetings for all leaseholders. This is an opportunity to meet one another and discuss any points or issues relating to your properties. Leaseholders will be able to attend remotely or in person at the town hall. Please see the link below for the minutes from our last meeting.

You can pay the full amount within 28 days using different methods of payments.

As a leaseholder, you have the right to improve your home. Some improvements you will need written permission from us. You must ask permission for any alterations/improvements. You can email us at [email protected] or call on 01325 405333 for further information. We do not need to know about minor work such as decorating.

You can report any external repairs relating to your property to us. If you think we are responsible for a repair, call 01325 405333 or visit our repair pages.

We will consult you about any major works or services to your flat or building. This may be replacing roofs, rewiring communal areas, or replacement doors and windows.

We will tell you the details about the proposed works and when we expect the work to start. Currently all works are limited to a charge of £250.00 per job. In the future we are looking to introduce Section 20 - this is a formal consultation issued by a landlord, freeholder, or managing agent when proposed works or long-term agreements will cost leaseholders above certain thresholds. For major works, consultation is required if the cost per leaseholder exceeds £250.

You are responsible for the maintenance, repair and service of all gas appliances and flues in your property.

You are required to have them checked for safety at least once every 12 months. We request that you send us a copy of the paperwork annually once completed.

If you sublet your property, you have a legal responsibility to your tenant and you must ensure that an annual safety check is carried out on each appliance and/or flue. A record of each safety check must be kept for two years.

All gas hobs need a Flame Failure Device if they are being installed in:

  • flats
  • maisonettes
  • bedsits

The fabric of the building is insured by the Council, through Zurich Municipal. You pay a proportion of the annual premium on your annual leaseholder statement. A copy of the Building Insurance policy Building Insurance Policy [pdf document] is attached.
